Done Right the First Time. Fixed After the Fact.
We offer two things: the most thorough property inspection available in Michigan — thermal imaging and moisture mapping included, not as add-ons. And when another inspection produces a finding that's threatening your deal, we're the people who figure out what it actually means.
Choose Your Starting Point
Thorough Property Inspection
A complete property inspection with thermal imaging and moisture mapping included standard — not as add-ons. You get a written report that tells you what's there and what it means. For buyers who want it done right the first time. For sellers who want to know what they're disclosing.
Inspection Defect Resolution
When an inspector, appraiser, or lender has flagged a defect — and you need someone qualified to evaluate whether it's actually a problem, document the findings, and give you something defensible to move forward with. For buyers, sellers, agents, and lenders dealing with a finding that's threatening a transaction.
Every Inspection Covers This
Thermal imaging and moisture mapping are not add-ons here. They're part of every inspection because a visual-only assessment misses too much.
Environmental testing — mold, asbestos, lead, radon — is available as add-on services. Mold testing and asbestos survey are quoted separately.
What a Thorough Inspection Costs
All inspections include thermal imaging and moisture mapping. Environmental testing is quoted separately. Inspection Defect Resolution is scoped per engagement.
Note: Pricing above is for the property inspection service. Environmental testing (mold, asbestos, lead, radon) is quoted separately based on scope. Inspection Defect Resolution engagements are scoped and priced based on the specific question — call to discuss.
You Can Get a Cheaper Inspection. That's a Real Option.
A $300 inspection tells you whether the outlets work and the furnace fires. It checks the boxes. There's nothing wrong with that if that's what you need.
What it doesn't tell you is whether the moisture in the basement is active or old. Whether the staining on the ceiling is a current leak or a repaired one from five years ago. Whether the item the appraiser flagged is actually a defect under current code, or whether it's been in every house on that street for a hundred years and nobody has ever called it a problem.
That's what the extra money buys. Thermal imaging and moisture mapping included — not as a $150 add-on after the fact. An inspector who can read what the instruments are showing and explain it in writing. A report you can hand to a lender, an agent, or an attorney and have it mean something.
If you get the cheaper inspection and something comes up that the inspector can't explain — that's what the Defect Resolution service is for. We're still here.
Thermal imaging is not optional
Moisture problems, insulation failures, and electrical hot spots don't show up on a visual inspection. They show up on an infrared camera. We bring one to every job.
The report is a document, not a summary
You get a written report with photos, findings, and plain-language conclusions. Not a verbal walkthrough. Not a checklist with checkmarks.
We don't do remediation
No remediation division. No referral arrangements with contractors. Our only job is to tell you what's there.
